Summary

The purpose of this report is to examine key indicators of housing costs and availability in Gunnison County. This report consists of two sections: 1. Rental Market Analysis, which examines rents and vacancies by area; and, 2. Homeownership Opportunities, which provides information on average homes prices by area since 2000. RENTAL MARKET ANALYSIS The following information was compiled from notices appearing in the Nov. 18th Crested Butte News, Nov. 17" Gunnison Country Times and November 16" Shopper. Notices were cross indexed by phone number to avoid duplication. This period should represent peak conditions in the Gunnison area with Western State College in session, and near peak conditions in the north end of the valley when employees are moving in for the 2005/06 ski season. Rental Availability A total of 67 vacant rental units were identified. By comparing this figure to the number of renter-occupied units in the county in 2000 (more up-to-date information on the number of rental units is not available), this equates to an overall vacancy rate of just under 3%. Generally, a vacancy rate of less than 6% is considered a tight market. Of the total, 22 units or about one-third were in the north end of the valley. Of these, 12 or just over haif were in Riverbend or Crested Butte South, subdivisions with few jobs and no public transit for employees commuting to work. The vacancy rate in Crested
